This place looks AWFUL!! They do not make people keep there homes landscape look good. There are some that take pride but some look abandoned. How can this place expect ANYONE want to buy in here. The office staff DOES NOT CARE about the appearance of this park. When you see the sign out front - you get excited but the minute you pull in it looks like a run down, drug infested park, seriously some homes look ABSOLUTELY AWFUL! Management needs to do a better job!! If your thinking of buying , make sure you go in there during all hours of the day and check it out!

I stayed in this park exactly 2 years ago in January 2023. I was in a camper van and I was to stay one week. The hook ups for power were not working properly and they had to move me next to a resident that was eventually kicked out of the park. There was no concrete on my site and it rained and it was all mud. I left after only two nights of staying there and once somewhere else because there was a lot of partying and drinking constantly after hours inside the park and next-door to me. The caliber of people overall has dramatically gone downhill. Two years later, which is now I’m visiting an old friend who permanently lives in this park. It was a 55 and older park now they allow all ages and the people there are not desirable as a whole. It’s very junkie looking and just an overall impression of very low class to be honest. They do have transient sites upfront, but I’m not familiar with them. Their main office had no phone service or Internet for the three days when I was there because I was told the owners did not pay the bill. Some of The residents that live there do care about the park and put a lot of time and energy into activities and getting people together. I did play bingo in their hall on Tuesday evening and it was very well run and organized. However, there are more than normal amounts of trailers for sale with sale signs on them almost triple what there were when I was there two years ago. I feel terrible for the people that are living here. Unfortunately I do not recommend for long or short term stays

I have lived in this park for four years. It started out as a great park knowledgeable management, which no longer exist. They have raised the rent four times in the last year. The park is still not clean from the hurricane which what they don’t tell you is that it took them weeks to get the people in the back to their homes because of flooding and the lack of gas for their pumps that they didn’t get before the hurricane. It’s really a party central place so if you’re a drinker or a alleged drug addict, this is definitely the place for you and if you like they’re gouging on prices than this is the park for you if you’re looking to retire and be a responsible person then this is not the park for you. The police are in here all the time.. I would never ever have a child in this place unless you want them to be raised to be a partier all these people they’re talking all great about this place. They’re blowing smoke up your bum.

There are good and bad things about the park. I purchased a mobile home here and had the rent go up four months after I moved in. Longer term residents say it was just one of several rent increases. They seem to be trying to "price out" the retirees and permanent residents, so they move out. However, those are the ones who are their quietest, most stable residents, the ones who make the least trouble. Positives: Friendly staff; mostly very nice, older residents; large swimming pool, clubhouse, billiards room, shuffleboard; laundry room -- Negatives: Loud traffic at night on Morris Bridge Road and on State Road 54; "party people" at the gazebo next to the pool, and in the billiards room, until very late at night; rent increases; very small lots; no internet access provided for short term (RV) residents; poor landscaping & lawn care; VERY poor planning for the hurricane (Milton), unnecessarily leading to major flooding over a large section of the park; poor maintenence of many OLD half-rotten trees, many of which with LARGE dangerous branches hanging over mobile homes. -- We shall see what the future brings. If the rent goes up much more, there will be a LOT of long time (older) residents moving out. They only residents they will be able to replace them with will be undesirable types. If that happens, the park will turn into a haven for criminals, especially drug users/dealers. I've seen it happen before.

Our former long term park was flash flooded last week from the storm and we were forced to evacuate. We called and showed up after hours. Within 15 minutes, the manager Lindsay arrived and got us a spot until the background check was complete. We are so grateful for her time, kindness, effort, and keeping us informed. The facilities are clean and well taken care of. All of the residents/staff have been so helpful and welcoming. Good people live here. We look forward to making new memories here -Ben and Kristyn
