This is a campground, so we bring our own rooms, which I give 5 stars. The woman at the guard house was anything but pleasant. She certainly isn't a great ambassador for this CG. The younger staff seem pleasant. As Good Sam members, we get a good price on a night's stay, but that's it. We're here annually, and we're put in a gravel lot that is very unlevel. The sites are long, and fairly wide. On this trip, our site's picnic table was in desperate need of repair. Showering today was pretty disgusting, since the water smelled like day-old sewage. And when I went to wash my hands in our RV before bed, the stench was overpowering. Yes, the nightly fee is great, but at what cost? I'm tired of feeling like an interloper, and dislike breathing in gravel dust.

I really like this park! GREAT place for contractors! They have laundry and propane on site. Shenandoah river access. Lots of grassy areas for dog walking. Staff is very friendly and quick to respond to issues. 24-hour gate attendants. Christina in the office is totally the bees knees. Also, spots are shady!!!

I do not understand the reviews of the staff being unfriendly here. Everyone was helpful and kind. Great location right near the north end of Shenandoah National Park. River runs right down the edge, with 3 different access points to enjoy the water. One of the basketball courts is gravel, which I find odd, but there is another that was fine. Saw maintenance actively working on things. Grounds were kept fairly clean.

RV resort? No trees, no grass, small area! There's rules and regulations that weren't given to us! Don't bring ebikes! Not allowed here! The water tastes and smells bad! The area is very nice, we were charged $117 for utilities. WiFi in and out. We booked through Coast to Coast. We will only use as a last resort. They had a nice band here, but for members!

We have been trying to process a deed back of our “timeshare/campsite” ownership, but they have not explained why it takes 18 months to complete this process. The only reason given is that they are allowed to by law— a law companies like them likely lobbied for them to keep us on the hook for maintenance fees we can’t afford for another year. The fees have gotten too expensive, and we don’t want to leave this burden to our children. We no longer travel and are on a fixed income; that money is better used for household needs. We just want peace of mind and no longer own this timeshare. The lack of transparency and consideration for our situation is unacceptable.
