Rogers Bay Property Owners Association Introduce
Rogers Bay Property Owners Association (POA) offers a distinctive experience within the Campgrounds & RV Parks category, primarily functioning as a community with an integrated RV park located in North Topsail Beach, North Carolina. Unlike a traditional public campground where sites are rented directly to transient visitors by a central management entity, Rogers Bay operates as an association where individuals own their lots, often with RVs or park models permanently situated. This unique structure provides a blend of vacation destination and residential community, catering to owners and, in some cases, their guests or renters. Established in 1993, the Association emphasizes a sustained coastal living experience with a strong community feel, providing a range of amenities and services for its property owners.
The environment at Rogers Bay Property Owners Association is characterized by its prime coastal location on Topsail Island, North Carolina. While the community is situated on the sound side, offering serene views of the intercoastal waterway and spectacular sunsets, it boasts convenient and direct access to the majestic Atlantic Ocean just across Highway 210. This dual access provides a rich and varied natural experience:
- Coastal Landscape: The immediate surroundings feature a mix of open spaces, landscaped areas, and the typical coastal flora of North Carolina.
- Water Views: Many lots within the association offer picturesque views of the sound, showcasing wildlife and vibrant painted skies, particularly at sunrise and sunset.
- Beach Proximity: Being literally "500 steps from the Beach" as highlighted in some descriptions, the ocean is easily accessible for residents and their guests. This means the invigorating sounds of the waves, the salty air, and the vast expanse of sand are part of the daily experience.
- Climate: North Topsail Beach experiences a mild coastal climate, with warm, humid summers ideal for beach activities and relatively mild winters, allowing for year-round enjoyment of the area.
- Cleanliness and Maintenance: As a Property Owners Association, there is a strong emphasis on maintaining common areas, roads, and amenities, contributing to a clean, manicured, and pleasant environment for all.
As a Property Owners Association with an integrated RV park, Rogers Bay provides a comprehensive set of services and amenities primarily for its lot owners, funded through quarterly maintenance fees. While the Association itself does not typically sell, rent, or lease lots (owners handle that), it ensures the upkeep and availability of key facilities that make it an attractive place for long-term RV parking and vacationing. Key services include:
- Full Hookup RV Sites: Each individual lot within Rogers Bay is equipped with essential utilities, including electricity (various amperage options are common in RV parks), sewer hook-up, and city water. This allows lot owners to keep their RVs or park models fully functional and comfortable year-round.
- Bathhouses: The community features three bathhouses, providing clean and convenient restroom and shower facilities for residents and their guests, especially useful for those with smaller RVs or when enjoying the common areas.
- Swimming Pool: A significant amenity is the large community swimming pool, offering a refreshing option for relaxation and recreation, particularly during warmer months. The pool committee actively reviews and maintains this facility.
- Laundry Facilities: An on-site laundry room or coin laundry facilities are provided, offering convenience for residents.
- Waste Management: Trash removal services are included as part of the HOA amenities, ensuring cleanliness within the community.
- Property Management: The Rogers Bay Property Owners Association is managed, with dedicated office hours (e.g., 7:30 am - 1:00 pm Tuesday - Friday, 8:00 am - 11:00 am Saturday), providing administrative support, managing common areas, and addressing owner inquiries.
- Road and Common Area Maintenance: The HOA fees cover the maintenance of common areas and internal roads, ensuring a well-kept and accessible environment.
- Golf Cart Parking: Parking for golf carts is provided across the street at the beach access point, facilitating easy trips to the ocean.
Rogers Bay Property Owners Association boasts a variety of features that enhance the coastal lifestyle and foster a sense of community among its owners:
- Beach Access: The most significant feature is the direct and easy access to the North Topsail Beach oceanfront. This allows for all typical beach activities, including swimming, sunbathing, shell collecting (including searching for sharks' teeth), and enjoying the peaceful early mornings or the sight of dolphins playing in the waves.
- Sound Side Access with Fishing Stations: Access to the sound side is also a key feature, often including fish cleaning stations, appealing to fishing enthusiasts. This allows for varied fishing experiences, from ocean to sound.
- Picnic Shelter and Playground: A picnic shelter provides a shaded area for outdoor meals and gatherings, while a dedicated playground area caters to families with children.
- Community-Oriented Activities: The Activities Committee within the POA is responsible for planning various events throughout the year, such as Memorial Day, July 4th, Labor Day, Halloween, Thanksgiving, and Christmas celebrations. This fosters a strong community spirit and provides entertainment options for residents.
- Pet-Friendly Environment: Rogers Bay is pet-friendly, allowing pets with specific guidelines and often a non-refundable pet fee. This caters to pet owners looking to enjoy the beach and coastal environment with their companions.
- On-Site Dining (Historical Reference): While current details are less explicit, past mentions indicate a "much-loved restaurant called Beach Bums" serving seafood, pizza, and wings on premises, suggesting the potential for convenient dining options within or very close to the community.
- Permanent or Semi-Permanent RV Sites: The model of lot ownership, often with park models or well-maintained RVs, creates a more stable and established community feel compared to transient campgrounds.
Promotional information for Rogers Bay Property Owners Association differs from traditional campgrounds as it often focuses on the opportunity to own a piece of coastal property within a managed community. Key promotional messages and practical details include:

Customer Reviews
Really awesome little campground area with a lot of great amenities. Affordable POA fees, reasonable lot prices, lots of cute campers for sale. LOVE coming here to spend time with the family.
Was so nice. Great views, beach right there. Clean. Nice kitchen. Would go again.
A fun and funky private campground for permanently-installed campers, each one decorated with unique flair. It is ideally situated right across the street from beach access (though there is a free lot just a five minute drive south if you need your vehicle). I was on the marshy sound side, which was beautiful and required no insect repellent. Please note that this campground isn't open to the public -- I found a camper available for rent through Air B&B. Due to the ongoing pandemic the pool was closed, and since I had facilities in my camper, I didn't check out the mural-decorated bathhouse, but it looked quite large, and I think there were two. If you're looking for fancy, this isn't for you, but if a funky, quiet, affordable, simple, no-frills solo getaway to Topsail is calling you, this is a great choice. (Trigger warning: there is one camper that flies a flag that will likely be offensive to some or most -- I suppose that's the "price" of each resident decorating to their own taste.)
We were guests of a friend here. We loved the site, the amenities, the easy beach access, and the friendliness of the permanent campers. We decided that when we retire in 3 years, we will be looking for a lot for our own camper. You should join us!
Lot for sale! Let me know if you are ready to own a piece of Topsail Beach!!!
