View and location were great. Our site was right on the water and it was peaceful and quiet. The bathrooms and trash were too far away but very clean. The sites were very narrow, all back in and the hookups were too far apart. I was really disappointed by the abruptness of the hosting staff. Not welcoming at all.

Nice RV park with wooded areas and several spots on the lake. We travel with 3 dogs and there were sufficient places for walking dogs and a few stations with poo bags and trash cans for disposal. There were plenty of washers and dryers for use in the office building. You could pay with quarters or your card. The pool looked nice. The water hookups by the lake seemed like they were on the wrong side, but our water hose reached. It seems like an older campground, but we prefer those to the sprawling parks where everyone is crammed together. If they do any updates in the future, I would recommend a small fenced-in area for dogs. I have one that takes FOREVER to go when he's on a leash, but will go in 30 seconds otherwise. One is still a puppy, and she really wanted to play, but I couldn't let her off leash anywhere. Also, with 3 dogs, it would be nice to be able to take them all to one place and let them do their business instead of trying to juggle all 3, or do 1 at a time. Overall, we enjoyed our stay here and it was convenient to lots of stuff!!!

The bathhouse and office could use some updates, but the location is convenient since there aren't many camping options nearby. The lake is a nice feature, and the pool is enjoyable, though it’s close to the office and traffic, which can be a bit annoying. Also only gravel.

The pool and laundry room were very nice and reserving was easy and straightforward. I will admit that I should have called to make the reservation to ask about accessibility for our long and low set 5th wheel, but be forewarned, if you have a low set RV or long (ours is 43ft) you will find this RV park a great challenge to navigate. The entrance is a large hill to climb before even getting into the park and even the turn around are slightly tight but on a hill.. it took us around 45 min to exit the park without damaging our truck or trailer using wheel blocks to lift the wheels at different times so as not to drag or hit our bed. During that time, not one person came to assist or check on us.. not that that’s the most important thing. But, be warned of the inability for larger rigs to navigate this park. Otherwise, it was clean and the laundry room was top notch! The pool also looked very nicely maintained.

My wife and I spent two nights here, August 14-16, 2024 while we visited the city of Knoxville for the first time. I was going to rate it as 2 stars, but the clubhouse and showers/bathrooms were very clean, air conditioned, and very spacious, even though the rest of the park is not nice at all. Essentially, this place looks like it's a trailer park for either mobile construction workers, or people who can't afford to buy or rent a home in the rapidly growing Knoxville metro area. About 90% of the occupants were full timers, and you can easily tell that because their RV rigs were dirty and dingy and didn't move much at all. Also, several sites had lots of "yard junk" and second vehicles around their immobile rigs. Additionally, it's on a very rugged plot of acreage (spelled "cheap land") so the sites themselves are small and not easy to maneuver in and out of. When I arrived with my small 20' travel trailer, I almost couldn't back it in safely because the one-way loop road around the park is only about 12' wide and there was a lake boat on a trailer parked directly across from my site. I had almost no straightaway to align my trailer up with my narrow site, and almost had to ask for a new site. That boat looked like it had set there unmoved for a few years. When I got backed into my assigned site, which had a soft, crushed-gravel base, I noted the trailer "pad" was very narrow and about 15 degrees off level. My cam-shaped leveling chock almost wasn't big enough to get my camper leveled off laterally. As you can see in the picture of the front of my red truck, it's listing quite a bit in the picture. Additionally, the pictures on the website at this "RV Park" are very misleading and make it appear like it's directly on a lake. It's actually across the street from a dammed reservoir lake, so it's actually on one of the side tributaries of the main reservoir. I don't think there are any actual campsites that sit directly on this tributary. Another issue with this facility is that the two-lane road you enter the park from. It is called Maryville Pike (numbered TN 33)), and it is very narrow, very heavily traveled during commute and daytime hours, and poorly maintained (i.e., pot-holed and bumpy). Essentially it's a shortcut thoroughfare and from my experience, it's no fun to tow a trailer on because its old and narrow. Like many of the two-lane roads in and around Knoxville, they look like they used to be old bumpy wagon trails that got paved over when automobiles became affordable. One other thing that shook me up about this Maryville Pike roadway while getting here from I-40 was a railroad viaduct (an overpass) located about 5 miles north of this RV park and about a quarter mile off of US 441 where you first get on to it. This railroad viaduct only had about 13' of overhead clearance, and the roadway's underpass wasn't even wide enough for two vehicles to safely pass through in opposite directions. Neither my iPhone navigation director (Siri) nor the RV Park's website alerted me to this prior to arrival. THIS LOW & NARROW OVERPASS ROAD HAZARD NEEDS TO BE MENTIONED ON THE RV PARK'S WEBSITE! Had I been towing a fifth wheel trailer, or anything taller than 12', I would have been in a real bind trying to back my way out of that bad situation, particularly during rush hour traffic conditions. Bottom line, I would NOT stay here again. My impression was that it's a low rent trailer park for people who live in RVs full time because they can't even afford a mobile home. It's certainly not the spiffy, "lakeside resort" RV Park that it attempts to convey itself as with some carefully selected pictures of the pool and the "lake" (tributary) that it sits on. I chose it solely on the basis that it was close to downtown Knoxville. If I were you, I'd find an alternate location for your stay, particularly if you own a large RV or travel trailer/fifth wheel.
