Let’s start at Price and Availability! First thing before you call anywhere else Call Mr Paul the owner, ask if he can fit you in or call in advance because he stays full because the RV Park is So well maintained, in a quiet and Great Location, All issue you may have you can call him and expect a resolution ASAP because he takes care of his Park. It’s been the 1 out of 6 in a year i have stayed at in TN, since my move from Lousiana and It Topped them all, from the price, and Things he does for his Customers, he has Every Holiday Het togethers with free food, awesome Fireworks shows… I mean who does that. It’s out of his pocket he does that for his RV park. I would at least call and/go pull in talk to Paul before you make any other RV park a try. It’s best prices in location to Dollywood, Gatlinburg / Pigeon Forge Area. Where All the Greatest Amenities are in TN Area Hands Down ! Call Paul It’s worth it. The worst and I mean worst campground ever..my husband's sister is a widow, the owner has treated her with absolutely no respect evicted her for her son coming to stay there now and then..Her son worked for the owner like a dog..then he couldn't give him no work cause of financial obligations..He didn't give her notice which is wrong..he said he runs his business like a motel hotel situation..her spot looked perfect when we left too pictures owner would not give her deposit back how cruel..owner is not a good person to deal with..PERIOD!!!!!!!! Plus she called other campgrounds in Cosby Newport area and and nicely gave him as a reference they all didn't want to rent to her..so that shows you he is not a good person or businessman....
My boyfriend, toddler, and I stayed here for about 2 months and I truly can’t say enough good things about this campground. Paul is so kind, helpful, and works hard to keep the property neat/clean. The location is awesome since it is tucked in, with forest surrounding so it’s extremely quiet. We will absolutely be back in the future!
I lived there for about a year and I was very impressed by the way it built and maintained by the owner Paul. He is a straight up good person who takes pride in the work he has done to make sure his property is always clean and in good condition keeps the grass maintained and is quick to fix anything that needs repair. The safety of his tenants and their property is a priority for him. Paul is a genuinely nice guy who's always working to improve the campground and actually cares about his guests and really wants guests to come and enjoy their time in the foothills of the smokey mountains and the park is about 30 to 40 minutes away from Gatlinburg and Pigeon forge and I would recommend to anyone to stay in sunshine acres its kid and pet friendly id give it more than five stars and you will not find a nicer or more helpful person than Paul.
The owner likes to threaten people. The owner said he would come down to our house with a gun because we were feeding some stray cats that he blamed them being alive. He said he wanted to get rid of them so we said go ahead. Then he sent some one down saying if we don't get them out he was going to come down with a 22. So I confronted the owner and he kicked us out. He said it's his property and he can do what he wants. But him coming around my house with a gun is wrong. And him shooting little cats is wrong.
