Thorntree Lake Mobile Home Park appears to fit this mold, providing a community setting for its residents. It's important for prospective residents from across the state to understand the nuances of a mobile home park versus a transient campground, as the services, amenities, and expectations differ significantly. The concept of community is often central to mobile home park living, with residents frequently developing close-knit relationships. While individual experiences can vary, the environment at Thorntree Lake, as suggested by some reviews, has historically fostered a family-friendly atmosphere. We'll explore these dynamics alongside the practical details, giving you a holistic view of what it might be like to call Thorntree Lake Mobile Home Park home.
Thorntree Lake Mobile Home Park is situated at 7301 Old US Hwy 421, St Paul, IN 47272, USA. This location places it within Rush County, offering a rural setting that might appeal to those seeking a quieter lifestyle away from major urban centers, yet still accessible within Indiana. Old US Highway 421 provides direct road access, making it relatively easy to reach from various points in central and southern Indiana. For residents who commute or travel within the state, its proximity to this major highway is a practical advantage.
St. Paul, Indiana, is a small town, offering a more subdued pace of life compared to larger metropolitan areas like Indianapolis or Fort Wayne. This can be a significant draw for individuals and families looking for a peaceful environment with less traffic and a stronger sense of local community. While daily errands and services might require short drives to nearby larger towns, the immediate surroundings of Thorntree Lake Mobile Home Park are likely characterized by Indiana's picturesque rural landscapes. The ease of accessibility via a main thoroughfare ensures that residents are not isolated, maintaining connections to other parts of the state for work, shopping, or leisure.
Given its primary function as a mobile home park, the services offered by Thorntree Lake Mobile Home Park revolve around long-term residency rather than short-term camping. Based on the provided information, the core services and related aspects include:
- Mobile Home Lots: The park provides spaces or lots for mobile homes, which are typically rented or leased to residents. These lots would include utility hookups for water, sewer, and electricity, essential for mobile home living.
- Property Management: As with any residential community, there is a management or ownership entity responsible for the park's operation. Interactions with this management, as indicated by some reviews, can vary.
- Sales of Campers/Mobile Homes: It appears the park may also engage in the sale of campers or mobile homes on-site. This suggests a potential service for individuals looking to purchase a unit directly through the park.
- Refuse Management: The presence of a dumpster suggests a system for waste disposal for residents. However, its placement and appearance have been noted in a review as impacting the park's aesthetic.
The key features and highlights of Thorntree Lake Mobile Home Park, as gleaned from customer reviews, paint a varied picture but offer important insights for prospective residents in Indiana:
- Family-Friendly Environment: Despite some negative feedback, at least one review highlights the park's historical reputation as a "beautiful family friendly location." This suggests a community atmosphere that could be appealing to families looking for a stable and welcoming place to live.
- Scenic Potential: There's an underlying appreciation for the "scenic beauty people have come to know and love," indicating that the park's natural setting, perhaps including the eponymous "Thorntree Lake," contributes positively to the living experience when not overshadowed by other issues.
- Owner's Reputation (Mixed Reviews): The owner's character is a significant feature, albeit with conflicting reports. One review describes the owner as "rude, harassing," and unwilling to offer refunds on down payments for sales/rentals, advising extreme caution. Conversely, another review expresses uncertainty about "the bad reviews of the owner himself," implying a different experience or perspective. This duality is a critical point for any potential resident to consider.
- Sales/Rental Agreement Issues: A notable feature from a negative perspective is the reported issues with down payments and verbal agreements for sales or rentals. This highlights the importance of having all agreements in writing and thoroughly reviewed before committing financially.
- Visual Aesthetics of Sales Lot: The front of the park, where campers for sale are displayed, has been criticized for resembling a "used parts lot," detracting from the overall scenic beauty. This suggests that the visual appeal upon entry might be a concern for some.
- Environmental Changes: The cutting down of trees and the relocation of the dumpster are mentioned as negative changes that have impacted the park's appearance, indicating a shift in the landscape that some long-time observers regret.

Customer Reviews
We tried to purchase a camper from this individual , i signed a contract. I put the money down. We were told with the down deposit we will be given a chance to sell our camper outright and had agreed to do two different prices, one for the trade-in and one for an outright sale. The timing we agreed to was 6 weeks to complete the sale or trade in our 5th wheel camper. Yes, the refund of our down payment was verbal. As it turns out, our camper didn’t sell, and due to personal reasons, we did not buy the camper after four weeks. The owner was rude, harassing and would not even offer a partial refund of our down payment. We did not read other reviews of this business prior to the deal as it seems to be a regular occurrence with down payments or rental agreements. We trusted them, don’t make the same mistake we did. We are out $4500 so buyers/renters be aware
I'm unsure of the bad reviews of the owner himself . As far as the campers it's up to the buyer because they are free to see it and look it over prior to buying. This has been a beautiful family friendly location for quite some time however. If there are any suggestions from me the layout and set up of campers for sale trashes the scenic beauty people have come to know and love. Unfortunately it looks like it could be a used parts lot in the front. And it looks terrible where they moved the dumpster and they never should have cut down the trees.
The owner of this campground is something else entirely. He doesn't care for the people then live there. There is a lot to say when it comes to Mike the owner. He will lie straight to your face. He is extremely two face. One week he said I could get a full hook up and then the next he puts a non legal eviction notice on the door. Don't trust the son either he's definitely learning from his father. I also want to comment on the campers he has for sale there. He just puts patch jobs on them and then it starts to fall apart in a few months. Be very thorough as you look at his lot cause once you get it he will not help at all. Mike is extremely rude and will ignore anything you ask of hi. And definitely won't respond if you have a real issue. I would not recommend this place on anyone. The place is nice the owner is just trash.
10/10 would stay again! Very clean, well kept park. Great rates!
We reserved a spot here a month in advance and paid a $250 deposit. Was told they would have a spot with full hook up in a month, so we paid deposit and stayed in Airbnb for a month. Once we got to Indiana we decided to go check out the campground. It was HORRIBLE! Trash everywhere, absolutely disgusting and extremely run down to the point we didn't feel like it was a safe place to stay. Several co-workers were already there and were promised full hookups and once they arrived were told they had a wait. So we found a better campground. We notified the owner 3 weeks before we were due to arrive that we weren’t going to be needing a spot there and asked for deposit back. He rudely said nope no refunds! When we checked the place out, there were several open spots, but okay. So we lost the refund but gained a much better campground. We travel for work so have stayed at numerous campgrounds all across the states. Never had this experience before but thankful we found an opening at a great campground!
