From start to finish, our stay was absolutely perfect. The spaces were stunning — spacious, clean, and beautifully designed. We were lucky enough to have a site that overlooked the water, which made the experience even more memorable. Waking up to such a breathtaking view every morning was a real treat. The service was top-notch. The staff were friendly, accommodating, and went above and beyond to ensure we had everything we needed. It's rare to find a place where both the location and the service are this exceptional. The only hiccup was when the firewood we ordered didn't get delivered. Highly recommend this spot for anyone looking for a peaceful, scenic getaway with outstanding service.

We have been coming down here for the past 5 years and we love it. We love the quiet side of the smokies so much more than the busy side. It is relaxing and so peaceful. Our kids have fun at the KOA park, they fish and swim in the river, and we are about 10 minute drive from trails. This KIA is well kept, the staff are friendly, and the park is clean. We are already booked for fall break next year!

The campground is a little cramped but there are lots of trees and a beautiful river backs up some of the sites. The staff are the most kind hearted you will ever meet in a campground. Townsend is truly much quieter than the other mountain towns with excellent bike paths along the main road. We will be back.

The location was great and staff was very helpful. There were plenty of amenities including playground, general store, planned activities for kids. We did primitive tent camping and that’s why I’m only giving this 3 stars. It’s really not set up very well for this type of camping. It’s very cramped. Some tent pads are only separated by 10 feet or so. Therefore it’s very loud with little to no privacy. Our campsite was actually next to a septic tank which was not ideal. Again, this would be a fine place for an RV but would look for a place with more privacy if tent camping.

Our cabin DC10 was so dirty! Mold all over the ceiling mold in the shower. I had to clean my ac unit filter it had not been cleaned in a very long time! For $1200 bucks for a tiny cabin you would think it would be clean. On morning number 2 we went to their store it had the open sign on it was 7:57am no where is the hours listed and we was told they do not open til 8am. We was wanting to love this place but it's impossible!
