Amazing hotel, the Jacuzzi hot tub was amazing. The pool was as well, and being so close to the beach was so convenient. Also very easy to get to the downtown area by foot. The shower in our hotel room was amazing. The pressure was the best shower ever. But if you are a tall man, this won't work for you. The shower was enclosed.

Staff is great, friendly and helpful. Rooms seriously need updating. Location is good. The building is very old. My first impression was not good but as it turns out, the bed was very comfortable and it wasn’t so bad after all. We did have a view of the ocean too but not all rooms do.

very old fashion hotel. Floors were filthy..I had to throw my socks away, bottoms were horrible black! No one brought us clean towels or picked up our dirty ones, even after I called the office on our 2nd night!!. we were in BLdg C and the cement steps walking up were awkward and uneven for elderly people to maneuver. the hot tub and pool were very nice and clean. Also, the shower was awful, right up against the wall so you could not stand under it and no grab bars in the shower. For the money, we will find better accommodations!!

*this is solely my experience and you may find other reviews that differ from mine* Our family recently stayed at the Waves in Old Orchard Beach. Because it was our first time, I called to make sure our room would be equipped with a fridge and microwave. The staff is very courteous and patient. We arrived ahead of check in time, but luckily our room was ready and we were allowed to check in a couple of hours earlier, which allowed for our family to enjoy the entire afternoon at the beach! This hotel is in no way super new, but has comfortable beds and the room was very clean and functional. I like the room set up as the kids had their bed on one side of the room, having the fully equipped kitchenette and bathroom in the middle of the room and another bed by the little terrace. Our AC unit was working and kept us cool during the night. The down side is that most of the hotels in that location are close to the train tracks and the train is loud in the morning! There are different buildings in this hotel and they have a main office across the street from where we stayed, and they offered fresh free coffee at anytime. There’s a laundry room in the building behind the office, with 2 ice machines, 3 washers and 3 dryers, laundry detergent dispenser (little boxes), $1 per load. There’s a pool and hot tub in the complex. I didn’t visit but the kids did and loved it! Across the street from us there were a convenience store and another general store. If you go early enough to the general store, you can get a free bag of ice. The walk to the beach is super convenient! We were also a walking distance from restaurants and the amusement park at the Pier. Overall, it we had a great experience at the hotel, with our requests being met by a very receptive staff!

I’ve stayed here for a week with my 2 kids the past 2 summers. Our rooms were decent and clean with comfortable beds. The pool is fantastic. My boys and I spend 5-6 hours there mostly every day and I still have to drag them away. Every hotel room in OOB is overpriced for what you’re getting and this place is no exception. It’s decent but I think I’ll stay elsewhere next year. My biggest issue is the parking which is atrocious. I have family that rents an Airbnb in town the same week I’m there and my kids and I spend the evenings with them at the house. Every night when I’d get back it was a struggle to find anywhere to park. I’d suggest assigned parking for each room.
