PLEASE READ TILL THE END, I KNOW ITS LONG BUT ITS WORTH IT I PROMISE EDIT TO ADD IF ANYONE (hopefully brunny) IS READING THIS ::: we moved to a new camp ground & haven’t have NOT ONE SINGLE issue with our power. if i could give this place zero stars i would. Brunny and her husband Steve absolutely suck. and so does the park. on first glance it seems nice until you live there permanently. I’ve lived here almost a year and i’ve had nothing but problems. the park floods so mosquitos are terrible. don’t expect a receipt for your rent because no one is on site basically EVER. ESPECIALLY BRUNNY. NOTHING HAS AC not even the clubhouse/office. you can’t get a call back, she texts and her husband is the one that comes out. you can’t have a conversation with her without getting an attitude. we have been traveling for my husbands job for 3-4 years and this is the worst experience we’ve EVER had with management. my power was always cutting on and off. first it was the main breaker, it had to be replaced. then it was the washers & dryers are broken. 2 washers and 2 dryers out of 4 each was messed up. not to mention they charge $4 a piece so $8 a load. the laundry room also has no AC. it gets piping hot in there. most of the older people i know in the park don’t wash there because of how hot it is. next thing 2 washers took my money, she told me take it out of rent. but they don’t offer quarters and it’s almost impossible so i asked could i get them in quarters. she agitatedly said yes. next it was our power surging. the electrician came out and he said the plug next to the camper was loose but chopped it up to my surge protector. then just now on Friday January 3rd. we came home from holidays to EVERYTHING in our fridge and freezer spoiled. almost $400 worth of groceries, $200 being just meat alone. we go to check and our cord was basically unplugged because the plug in is so loose. so i text BRUNNY and let her know. she sent the electrician over. then brought up how camper fridges switch to gas when the power goes out so things like this don’t happen but i have an inverter so my camper doesn’t switch to gas. i then asked her if she would help compensate our $300 grocery bill since it was their fault. she said that she hasnt had this many issues in over 20 years. she also said that she is unable to accommodate my camper. she asked me to leave my permanent site to move to another spot and that we would have to move out the 21st when our rent is paid till. the electrician came today and said that it is 100% the PARKS fault that this happened and that after this we shouldn’t have any issues. so therefore she is kicking us out over their mess up. she even threatened my husband with the cops when he told her what she was doing was wrong. she is wrongfully evicted us. didn’t even give us our 30 days & keep in mind this is where we live full time. i would very strongly advise you do not stay at this park.

I don’t even know where to get started …. We have had multiple problems leading to us having to leave and go to a new camp ground. Please do not waste your money here. I’ve came out of pocket for every issue and at the end of the day got told my camper can’t be accommodated for . Lost power multiple times with no notice (was out of town for 2 of those times) my dog was locked in an hot ass camper while I was at the store and no one told me the power went out !!!!!! and water was shut off multiple times with no warning or anything! Oh and forget about getting ahold of them ! Message box is full everyone you call . You have to hope and prey the lady with an attitude calls you back ! DONT DO ITTTTT

I’ll try to be brief, but I want to present the facts. (2/10/23) I called the office and no one answered. The voice mailbox was full (red flag, more on this later). I received a return call from a lady at 6 PM that evening. She stated the park was booked this year, but they could accommodate me beginning 3/1 since I was coming down to aid in the disaster recovery efforts. She told me to mail a deposit to reserve the site. I suggested coming by the park to leave the deposit Monday morning, since I was already in the area. She said that works, but they will release the site for reservation if the deposit is not received Monday morning (contradicting her comment about being booked, red flag). (2/13/23) A guy in the office tells me that he cannot accept a deposit since the lady did not give me a site number (red flag). He tells me that I can fill out an application and bring the deposit back when I get assigned a site number (I should have taken his advice). I said I drove over an hour to get there and didn’t want to come back. I asked if we could contact the lady to figure out if there’s anything we can do. He called with the phone on speaker (I don’t think she knew it was on speaker) and she answered after a couple rings. She tells him to take my deposit, even though they don’t have a site available for reservation. One should be coming available in March (playing an unethical game, red flag). I am instructed to call back four days before 3/1 to see what my site number is, so I can get the electricity turned on. (2/24/23) I called two times with no answer, and no return call (mailbox still full). (2/27/23) I called four times with no answer and no return call (red flag). At this point, I start scrambling to find another place to stay beginning 3/1. (2/28/23) I receive a call from the same lady in the morning stating she is returning my call. I tell her I left a deposit for a site starting 3/1. She said oh you did. I’ll have to check into it when I get in the office. She says she is on the way now and will call me when she gets in the office. I do not receive a call the rest of the day. I decide this is a lost cause at this point. (3/1/23) I receive a text message stating this is a friendly reminder about electrical services for site 95. I call and the lady answers on the first ring. It appears the full mailbox is used to screen phone calls. I tell her I’ve made plans to stay elsewhere, since I felt I could not count on arrangements at LaBelle Woods. I asked for my deposit back. She stated no, the deposit was to hold the site. She said they held the site for me, this whole time, (contradicting prior comment about no site was available) after I said I felt I could not count on one being available. I feel one did not come available until 3/1. She starts repeating herself, over and over, and not giving me a chance to talk. She hangs up the phone when I say, hold on and start talking. I have not received any further correspondence or a deposit refund. I’m extremely grateful that these issues came to light before I moved to the park. I sincerely hope this helps someone in their future endeavors. It definitely would have helped me. Thanks, Billy

We stayed here for a month. 11/2022. Lot 9 It is quiet and peaceful. We enjoyed the pool area. They have a bath house & laundry facility. We ordered a few packages from Amazon & they delivered most of them to our door! 😌 The water pressure isn't good. Everything else was great! Thank you!

Edit: We were able to reach someone by phone recently. They were very pleasant and professional. Original post: Is there a secret to getting in touch with staff? Multiple phone calls and emails over the past 9 months with no replies. They deposited the check I left in the overnight box, so hopefully there will be a spot open when I arrive to check in
